Home Inspections, once an individual activity incidental to the trade of an architect, builder, contractor or engineer has rapidly matured into a separate profession requiring a combination of skills and techniques that touch on all these but cut across traditional lines. Its practitioners would be less dedicated if inspection were not also an art.

Inspecting a home is deceptively simple: anyone can do it. Performing a professional home inspection is infinitely more difficult. A home Inspector is required to have a broad technical knowledge in building, design, and the mechanical trades to recognize conditions that may affect the future life of a home. An Inspector must be able to analyze and evaluate what they have seen, to infer from that which cannot be seen and to communicate those findings to the client.

P. X. Inspects, Inc visual home inspections are conditional. They are meant to determine, in an objective manner, the present comparative state of the premises and all its systems, components and elements.

Visual inspections preformed to these guidelines are intended to provide the client with a better understanding of the property conditions, as observed at the time of the inspection.



What Really Matters !


Buying a home? Relax with a greater understanding of what you are looking at.  Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are all nice to know about in advance in order to help avoid unforeseen repairs. However, the issues that really matter will fall into four categories:

1. Major defects. An example of this would be a structural failure.

2. Things that lead to major defects. A small roof-flashing leak, for example.

 3. Things that may hinder your ability to finance, legally occupy, or insure the home.  (As indicated by your mortgage broker, attorney, insurance agent...)

4. Safety hazards, such as a double tap in the electric panel, gas leaks...

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.  Realize that sellers are under no obligation to repair everything mentioned in the report.  No home is perfect. Try to keep things in perspective.   It may be inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.

           Are you selling your home?


Taking care of some basic maintenance issues will help ensure you get a more favorable inspection report.

  1. Clean out dirty gutters and debris from the roof. (Install gutter screens or guards).

  2. Trim foliage away from the roof, exterior walls and gutters.

  3. Divert all water away from the house. Clean out outside basement entry drains.

  4. Fill any low spots next to your home.

  5. Have the Furnace and Air Conditioning Units cleaned and replace the HVAC filter.

  6. Remove soil or mulch in contact with siding or brickwork (preferable 6-8 inches of clearance).

  7. Paint all weathered exterior wood and caulk around trim, chimneys, windows and doors.

  8. Make sure all windows and doors operate easily; replace cracked windows.

  9. Replace all burned out light bulbs.

  10. Make sure plumbing fixtures (toilet, tub, showers, sinks) are in proper working order.

  11. Provide clear access to the attic hatch, crawlspace, heating and cooling systems, water, gas, and electrical meters, electrical panels, garage and other areas that will be inspected.
